Administrative and Leasing

Flock13 leases by the bed and assists with roommate assignments as needed. The price showing for our two- and three-bedroom apartments reflects the installment price by the bed. The price showing for our Studio and one-bedroom apartments will be for the entire apartment.

Yes, in accordance with Oregon law, renter's insurance is a requirement. It's a crucial step to ensure both your protection and peace of mind during your stay in our community.

Complete an online application to lease with us at Flock13. Anyone of legal age (18+ years of age), with an acceptable credit history, an income equal to three times the monthly rent installment, an acceptable rental history, and an acceptable criminal history will qualify. If an applicant does not qualify on his or her own, a guarantor can be used to co-sign the lease. Guarantors will need to have proof of five times the monthly rent installment. If you are under the age of 18 years old, you will need to have your guarantor complete the online application and sign the Lease Agreement on your behalf. Once you turn 18 you will be able to become the primary resident on the account.

If you are applying to live at Flock13 and do not have your own Proof of Income that you will be using to meet the financial requirements (primary applicants will be required to show proof of 3 times the monthly rent installment amount in gross monthly income) you will have the option to invite a guarantor to help you meet the financial requirements to live at Flock13. Guarantors can be invited during the online application process as an additional applicant. Please inquire with our leasing team with any questions, we are here to help!

You can apply online through our website! It's all about making the application process as easy as possible for you. You will be prompted to complete the online application. Make sure to have your guarantor’s (co-signers) information handy (First & Last Name, Phone Number & Email Address). They will also have to be invited to apply as your guarantor via the primary applicant’s application on Step 4. Please ensure all roommates are submitting individual online applications for their preferred bed space, you do not need to invite or include any roommates on your individual application. Once all roommates have completed their individual applications for their preferred bed space, please reach out to our leasing team to let us know the names of the people who will be in your group. If you are applying for one of our studios or 1-bedroom apartments, the by the bed roommate application process will not apply to you.

Our application fee is just $45. The $500 Execution Deposit is essentially the same thing as the $500 Refundable Security Deposit. Once you have been screened and approved, received roommate matching info (if applicable to you) and signed your electronic lease agreement you will have 72 hours to submit your $500 Execution Deposit. This is what will hold your space at Flock13 until move-in day on 9/19/2024. Once you have moved into Flock13 and your lease agreement has begun, that $500 Execution Deposit will be held as your $500 Security Deposit until move out!

Paying your rent installment and utilities is a breeze with us! You can easily make your monthly installments online through our resident portal, with either a bank account, credit or debit card. Once our office is open, you can also bring a check or money order to the leasing office drop box or mail a check or money order to the leasing office at: 871 E 13th Ave, Eugene OR, 97401 by rent installment due time. We do not accept cash.

Water, Sewer, Trash, and Internet services will be a $30 Flat Fee monthly that will be payable through your Resident Portal. You will be responsible for establishing electricity services in your name via EWEB for your apartment. You will pay your electricity bill directly to EWEB using their payment options. Please ensure once you have established electricity services you are providing the leasing office with your confirmation number provided by EWEB.

Rent installment is due the first of the month with a four-day grace period through midnight on the 4th of the month. On the 5th of the month a $100 late fee will apply.

Flock13 will provide a full size XL mattress, bedframe, dresser and a desk with chair.The main living space will include a sofa or loveseat, coffee table, entertainment center with TV, dining table or kitchen island and dining chairs.

Absolutely! Flock13 will offer Resident Lounge areas overlooking 13th avenue that will include areas for private studying, dining, fire pit and BBQ. Package room including refrigerator for food deliveries, pet spa, bike parking, luxer one package lockers, convenient location, one Step from Main Entrance to U of O Campus, easy access to the U of O Flagship Campus Duck Store, On-Site management, maintenance, and we love furry friends!

Flock13 will allow Two pets per apartment home. Breed restrictions do apply. We collect a pet deposit of $300 for one pet and $450 for two. Monthly pet rent is $35 per pet. Breed restrictions include Pit Bull Terrier, Rottweiler, Doberman Pinscher, German Shepherd, Chow, Staffordshire Terrier, or any mix that includes any of these breeds.

Flock13 permits 2 pets per apartment home (breed restrictions do apply). There is a refundable pet deposit that is due at move-in per pet ($300 for one pet, $450 for two pets) as well as $35 pet rent per pet added to the monthly installment price.

Great news! We don't have any size restrictions, so your pets of all shapes and sizes are welcome. To ensure the safety and comfort of all our residents, we have the following breed restrictions: Pit Bull Terrier, Rottweiler, Doberman Pinscher, German Shepherd, Chow, Staffordshire Terrier, or any mix that includes any of these breeds.

Absolutely! We've made life a little easier for you a washer and dryer are included in every unit.

A dishwasher is included in every unit to make sure you have more time to enjoy the things you love. Say goodbye to the hassle of hand washing dishes!

If you are experiencing any maintenance issues during office hours you will want to reach out to our leasing team for assistance or enter a maintenance request via the Resident Portal on the website. If you are experiencing a maintenance emergency during office hours, please contact the leasing team immediately. Flock13 will offer an after-hours maintenance emergency line for maintenance emergencies that should happen outside of regular office hours. More details to come on contact information for the after-hours emergency line as we get closer to move-in.
